    Wolf River Partners is a real estate development group that has developed and acquired seven shopping centers and 700 mini storage units in Northeast Wisconsin since 2001. As the founder and  member:

    * Negotiated and implemented defaulted note purchase, foreclosure and subsequent bond finance package for $3.8mm shopping center and portfolio refinance package.

    * Negotiated and implemented CMBS (conduit) financing with GMAC and Morgan Stanley ($4.3mm).

    * Developed five of the shopping centers and two ministorage sites from greenfield, dealing with tight sites, drainage challenges and negotiations with industrial park commissions. Acquired two others under negotiated short sale conditions.

    * Negotiated leases with local, regional and national tenants.

    * Acted as construction manager for facilities from ground up.

    * Brought first ministorage facility from 53% occupancy to 100% in three months.

    * Brought two new facilities (200 units)  from zero occupancy to 95% in nine months.

    * Created over $2mm in equity in five years

     

     

    Established MINMGMT LLC in 2010 to meet the demand for 3rd party asset oriented property management services. (www.minmgmt.com)

     

    Appointed Receiver

    Appointed Receiver by the Wisconsin Circuit Court for 1,400 ministorage units in three sites in northeast Wisconsin. Interfaced with court, plaintiff’s attorneys, hostile defendants and volatile staff issues.  Stabilized the properties and preserved asset value over an extended  eight month Receivership.

     

    Commercial Realtor

    * Negotiated over $60MM of commercial real estate sales involving everything from raw land to sale of major defunct dog track facility

    * Negotiated short sale of SBA guaranteed note on 95,000-square-foot health club facility    Dealt with 1st mortgagee, Owner, SBA, investors to have note foreclosed by the investor instead of 1st mortgagee.  Post foreclosure plans are in place. * * * * Developed 31-acre industrial subdivision Outagamie County, Wisconsin on behalf of client. In two years entire subdivision was sold out at prices equal to plan.

     

     

     

     

     

     

     

    Asset Manager

                * Financial manager, energy manager, and asset manager for major regional shopping centers, office portfolio in NYC and apartments in Texas, Oklahoma, and Arizona.

                * Asset manager for 388-unit urban ministorage in Cleveland, Ohio. Remarketed and re-branded facility. Occupancy was 43% at closing and is increasing in accordance with marketing plan

                * Directed real estate operations of 390-acre subdivision in Phoenix, AZ in redevelopment of the property after it went through RTC disposition. Subdivision was re-parceled and sold out within five years.

     

    Property Manager

    Expanded and operated commercial property management department, Syracuse, NY for 3MM  square feet of office buildings, shopping centers and one apartment complex. Established staffing, reporting procedures, portfolio analysis, maintenance procedures.

    Other

                * Founding member and business manager for Insight Publications LLC, which publishes Insight on Business and Insight on Manufacturing magazines that serve upper echelon business leaders in the 1.2mm “New North” region of Wisconsin.
